Is asphalt sealing worth it? What the evidence says
Sealer protects the surface and restores the black colour, but adds no strength. When it’s worth it, when it’s wasted money, what it costs in 2026, and what really protects a driveway: the cracks.

The short answer
- What it does: sealer protects the surface (sun, water, oil, loss of stone) and restores the black colour. It adds no strength: it won’t fix a failing base or web cracking.
- When it’s worth it: on a few-year-old, sound driveway that’s greying or starting to ravel.
- What actually protects: sealing cracks before winter does more for lifespan than the black coat.
- On new asphalt, wait at least 6 months.
- The price: $0.30–0.45/ft² from a contractor; $0.05–0.28/ft² of product if you do it yourself.
It’s the exact question of two 2026 r/RenoQuebec threads: “salesman’s gimmick or really worth it?”, and a $280 door-to-door offer for 500 ft². Here’s what neutral sources say.

What neutral sources say
- Asphalt Institute:
- don't seal a new driveway; a well-built one shouldn't need it "for approximately 2 to 5 years";
- sealing helps dry, brittle surfaces, small surface cracks and raveling;
- coal-tar products are "not recommended".
- Iowa State University (2019, DOT-funded): emulsion fog seals add "no structural capacity", may reduce friction, last 1–3 years, and aren't for structurally poor pavement.
- How long it lasts:
- USGS: manufacturers recommend reapplying every 2–4 years;
- Minnesota's pollution agency: black for 1–2 years, protection for 2–4.
- Industry claims vs evidence: the sealcoating industry council claims longer pavement life. Its cost model assumes unsealed driveways are replaced every 15 years. We found no independent study measuring how many years sealing adds to a residential driveway.
What actually protects: cracks
- Freeze-thaw: water in a crack freezes and thaws under the asphalt. Our cities see 67–85 days a year crossing 0 °C (see asphalt driveways in winter).
- Crack sealant life (FHWA): rubberized hot-pour lasts 5–9 years in routed cracks (2.5–5 overbanded); cold fillers 2–4 years.
- Québec's transport ministry seals 3–20 mm cracks with polymer-modified bitumen, mid-May to mid-October at 5–30 °C, for 4–8 years of life.
- Manufacturers agree: open cracks make sealer peel. Cracks first, then sealer.
When it's wasted money
- New asphalt: Henry: not under 6 months; Techniseal: 3–6 months; Asphalt Institute: 2–5 years.
- Sunken areas, ruts or alligator cracking: the base is failing.
- Unrepaired cracks.
- Thick coats: they cure badly, can be slippery when wet (Henry), and can peel (Techniseal).
- Cold weather: most products need 10 °C or more.
What it costs (one coat, before tax, October 25, 2026)
| Product | Size and price | Stated coverage | Per ft² |
|---|---|---|---|
| Henry emulsion (Canac) | 18 L, $25.49 | 200–400 ft² on worn surfaces | $0.06–0.13 |
| Henry emulsion + filler (Canac) | 18 L, $32.99 | 250–500 ft² | $0.07–0.13 |
| Black Knight Airport+ Xtreme | 17 L, $53.99 (Canac) / $69.28 (Home Depot, Montréal) | 250–400 ft² | $0.14–0.28 |

| Resisto 2-year / 4-year | 17 L, ~$28–45 | 200–400 ft² | $0.07–0.23 |
- A 500 ft² driveway, DIY: about $51–139 of product.
- Contractors: post $0.30–0.45/ft² ($150–225).
- A door-to-door offer of $280 is $0.56/ft².
- "8-year" and "10-year" claims on pails have no independent support.
Coal tar: banned since 2025
- The hazard: coal-tar sealers contain about 1,000 times more polycyclic aromatic hydrocarbons (PAHs) than asphalt-based sealers (USGS).
- The ban in Canada: manufacture and import banned after October 1, 2025, sale after December 31, 2025 (SOR/2025-36). The Henry, Black Knight and Resisto products sold today are petroleum-asphalt emulsions per their safety data sheets.
Our recommendation
- Under 6 months old: nothing.
- 2–5 years and sound: hot crack sealing as needed; sealer only if it's greying or raveling, thin, above 10 °C.
- Sunken or alligator-cracked: talk repair or resurfacing, not sealer.
Our sealcoating service follows this order: cracks first, a thin coat next, and only when the driveway needs it.

Frequently asked questions
Does sealing extend driveway life?
It protects the surface from sun, water and oil and slows raveling. No independent study measures how many years it adds to a residential driveway, and it adds no structural strength.
When should a new driveway be sealed?
Not before 6 months (Henry), 3–6 months (Techniseal), or 2–5 years for a well-built driveway (Asphalt Institute).
How often?
Every 2–4 years, depending on wear.
What does asphalt sealcoating cost?
$0.30–0.45/ft² from a contractor, often with a minimum around $265; $0.05–0.28/ft² of product if you do it yourself. See 2026 prices.
Is coal-tar sealer still allowed?
No: its sale has been banned in Canada since December 31, 2025 (SOR/2025-36).
