What we do on the island, depending on your situation

Your situation What is possible
Asphalt driveway or parking lot that is cracking Crack sealing, repairs, sealcoating: maintenance, allowed everywhere
You want to redo it completely Depends on the borough: asphalt allowed (for example in Saint-Léonard, and for a house in Saint-Laurent), or a material with a solar reflectance index of 29 required (Côte-des-Neiges–Notre-Dame-de-Grâce, Le Sud-Ouest)
Plex with lane access Le Sud-Ouest requires lane access for 3 units or fewer; Verdun allows asphalt only to redo a single space of 15 m² or less
Parking lot of 5 spaces or more Saint-Laurent: SRI 29 pavers or concrete only; Rosemont–La Petite-Patrie: PIIA and 40% canopy

The rules that come up, borough by borough

  • Côte-des-Neiges–Notre-Dame-de-Grâce and Le Sud-Ouest: asphalt is no longer allowed for a new layout or a replacement; repairs and sealcoating remain possible.
  • Verdun: a certificate is mandatory even for partial restoration.
  • Saint-Laurent: certificate even for resurfacing; paving limited to 40% of a house’s front yard, with a 1 m green strip.
  • Saint-Léonard: no front-yard parking for a single-family house, except in front of a garage, 6 m at most (fee: $265).
  • Ahuntsic-Cartierville: access lane of 2.4–7.5 m, at most 50% of the lot width.
  • L’Île-Bizard–Sainte-Geneviève: parking limited to 40–50% of the front yard.
  • Le Plateau-Mont-Royal: new outdoor parking banned in most sectors; existing parking that was compliant at the time keeps acquired rights. Keep your photos and certificate of location.

The curb cut and the sidewalk joint

  • Who does the work: the City lowers or rebuilds sidewalks from May to October.
  • Lead time: in Mercier–Hochelaga-Maisonneuve, a request received after June 1 is done the following year.
  • Fees range from $79 per m² in asphalt in Ahuntsic-Cartierville to $632 per m² in concrete in Ville-Marie.
  • The joint with the sidewalk is the first place to fail in Montréal, because of the sidewalk plow and salt. We finish it flush with the sidewalk, with no lip, and water draining to the street rather than toward your building.
  • The trucks: several boroughs require a temporary public-domain occupancy permit to drop materials or reserve a parking space. We handle it when we plan the job.

Montréal’s climate and your asphalt

In Dorval, there are 73.5 freeze-thaw days a year; in the east end (Rivière-des-Prairies), about 82. Add salt and the sidewalk plow, and a crack left open in November becomes a pothole in April: we seal them before the freeze.

Frequently asked questions

Can I redo my driveway in asphalt in Montréal?

It depends on the borough. In Côte-des-Neiges–Notre-Dame-de-Grâce and Le Sud-Ouest, no: only materials with a solar reflectance index of at least 29 are allowed for a new layout or a replacement. Elsewhere, often yes, with a permit.

Does crack repair need a permit in Montréal?

No: spot repairs and sealcoating are maintenance. For major work, we check with your borough’s permit counter.

How much does asphalt driveway repair cost in Montréal?

About $3 per linear foot for hot-sealed cracks, $50–150 per small pothole, and $0.30–0.45/ft² for sealcoating. A fully rebuilt driveway costs $6–10/ft².

Do you pave plex driveways and lanes?

Yes. They are often narrow, sloped toward the garage or reachable only from the lane: we adapt the equipment, the asphalt delivery and the drainage to the street.
