Why driveways sink in Laval

In several Laval sectors the soil is clay: it swells when wet and shrinks when it dries. A driveway laid on a base that is too thin follows those movements and sinks in waves after a few winters. A crushed stone base compacted in layers, with good drainage, isolates the asphalt from that movement.

The simplest benchmark for comparing quotes comes from the City itself: when the City of Laval restores a resident’s driveway after street works, its specification calls for 300 mm of MG-20 stone compacted to 95% and 50 mm of compacted EC-10 asphalt. Ask every contractor for those two numbers.

Redoing your driveway in Laval: no certificate for a house

  • Paving: Laval’s urban planning code (table 778) says paving that serves a building of 3 dwellings or fewer needs no certificate.
  • Resurfacing: section 2030 lists “resurfacing, applying tar or paint, filling cracks” as maintenance work.
  • Gravel to asphalt: drainage by-law L-11870 lists “a restoration involving a change of surface type” among modification permits. In that case, one call to the City settles it.

Widening your driveway: a certificate, and the City cuts the curb

  • The certificate: a new or modified curb cut needs a certificate of authorization, $84 for the first 500 m², plus the work billed by Public Works.
  • The curb: only the City of Laval may widen or narrow a sidewalk or street curb.
  • The width: at most 5.5 m in residential zones T2.3, T3 and T4, and 6 m in T5. One curb cut if the lot is under 30 m wide.
  • Greening: 30–60% of the front yard depending on the zone; pavers, permeable or not, don’t count as green surface.
  • Documents: certificate of location, a sketch of the current and requested width, a site plan.

The rules of 15 other cities are in our permit guide by city.

Parking lots of 20 spaces or more

For Laval condos, apartment buildings and businesses, section 496 of the code requires, from 20 spaces, an average solar reflectance index of at least 29 (a light material or coating, or a permeable material) and 40% canopy. We account for it in a commercial parking lot quote.

Laval’s climate and your asphalt

At the Dorval station, the nearest, there are on average 73.5 freeze-thaw days a year, and northern Laval is closer to the North Shore stations (about 82). The peaks come in November and March: that’s why we seal cracks before the freeze.

Frequently asked questions

How much does an asphalt driveway cost in Laval in 2026?

Fully rebuilt, about $6 to $10 per square foot before tax, or $2,400 to $4,000 for a 400 ft² double driveway. Resurfacing a sound base costs $3–5.50/ft².

Do I need a permit to redo my driveway in Laval?

Not to pave the driveway of a building with 3 dwellings or fewer at the same size. To widen or move the curb cut, yes: a certificate of authorization, and the City cuts the curb.

How wide can a driveway be in Laval?

At most 5.5 m in most residential sectors (6 m in T5 zones), with one curb cut if the lot is under 30 m wide.

Why does my driveway sink after a few winters in Laval?

The clay soil in several sectors swells and shrinks with moisture. A thin base follows those movements; a crushed stone base compacted in layers, with good drainage, absorbs them.

Do you pave commercial parking lots in Laval?

Yes. We phase the work so your access stays open, and we size the base and asphalt thickness for the real traffic: customer cars, deliveries, trucks.

How long does it take to get a quote in Laval?

We call you back quickly, on business days. The visit is scheduled at your convenience, then you get your price, free and with no obligation.
